Once a lease is signed, the holding fee will be required to hold the home for 14 days from the date of the application. The holding fee will remove the property for rent from the market. S Visa. 600 or better credit score is required. No landlord collections or evictions will be accepted. Income must be 3 times the monthly rent. Ex: $1500 per month rent would require an income of $4500Acceptable terms of income: 1. Current paystub to show year to date income, Company name, tenant's full name and current date. 2. 1099 for self-employment. 3. Current tax return. 4. Child support, alimony, Ssi, Sdi, retirement and pensions. 5. Offer letter for from employer with the Company name, tenant's full name and current date. Criminal history must not contain felony conviction(s) for criminal offenses involving; violence, assault, battery, firearms, arson, the manufacturing and/or distribution of controlled substances within the past seven (7) years or misdemeanor or felony conviction(s) for sexual offenses regardless of when the conviction occurred. Bankruptcies must be discharged for 3 years. Co-signers must meet all the criteria. Co-signers are required to submit an application with a $75 (non-refundable) application fee. A separate application and request for reasonable accommodation, including requested documentation or letter from a medical professional and information therein, will be required to be submitted for applicants with service animals and/or emotional support animals.
