Applicants' combined gross monthly income must be at least 3x the monthly rent (unemployment income not considered). We conduct credit, criminal background, rental/eviction history and reference checks. A credit score of 600+ is required. Applicants with credit scores below 650 may be subject to additional approval conditions. There is a $50 non-refundable application fee per adult applicant (including cosigners). Tenant responsible for gas, electric, water, sewage and trash. Electric and gas to be in tenants name and paid directly by tenant. Water, sewage and trash will be added to the monthly rental statement. Trash is fixed at $25/month. Sewage is fixed at $52.30/month. The fridge and stove are included in the lease.
