Qualification Requirements: The owners base acceptance on a combination of credit score, rental history and total monthly income. Credit Score: A score of 610 or higher is preferred. We verify that you have no unpaid rent and/or utility bills. Rental History: We verify that applicants are in good standing with current/previous landlords and that the applicant does not owe any outstanding rent or fees to previous or current landlords. We also ensure there have been no evictions in the last five years. A criminal background check will also be completed. Income: Combined monthly income must be at least 3.5 times the monthly rent (i.e, 3.5 x $1,195 - $4,182.50). All pets, including service animals, must be included on your original application. Application Process, Fees and Approval: Application Fee: $85 per person (non-refundable). Each individual 18 or older is Required to submit a separate application. To secure the rental, an application must be accepted, the security deposit must be paid and the lease signed within 48 hours of approval. Approval time depends on how long it takes to received all required information and verification.
